Lands Improvement Holdings Limited acquired the derelict site in November 2013 with the aspiration of fulfilling Peterborough Council’s longstanding aim of creating meaningful regeneration of the site. Through careful and considered masterplanning, they sought to achieve a residential led development, providing a mix of housing types and tenures alongside useable open spaces and a one form entry Primary School.
The vision from both the client and the Council was to secure an implementable planning permission within a year from acquisition to demonstrate a meaningful commitment to the site and kick-start the wider regeneration aims of the Council through the development of this prominent and significant site.
aspireDM led the project team from acquisition, through feasibility to the submission and determination of an outline planning application. aspireDM were able to drive and motivate the appointed team to meet the challenge set down by the client to deliver an outline application and signed Section 106 agreement within a year of site acquisition.
Given the project’s tight timescales, a significant amount of work was required to be undertaken in a short period of time. This timeframe often caused conflict between various disciplines including masterplanning and environmental considerations. The application of the experience that aspireDM brought to the project, allowed such conflicts to be resolved in an efficient and timely manner, ensuring the project remained focussed and delivered on time. A pragmatic and proactive approach to engage with local stakeholders was required and through careful management, aspireDM was able to execute a successful engagement strategy which brought the local community together and the application passed with no objection.
The impact of the proposed development upon the regeneration of not only the site, but the wider Peterborough City Centre is significant. The site will act as the catalyst to wider regeneration. The ability to lead, manage and drive forward the proposed development of the site in such a constrained timeframe, demonstrates the quality and value that aspireDM can add to projects and the passion that exists to deliver developments that will have a lasting and positive impact on communities and the areas they live.
