Brought forward by Lands Improvement Holdings, the development will create a new community within Gateford North, providing over 750 new homes, affordable housing and a 1FE school with associated community land uses.
The aspireDM project management role was to lead the consultant team in liaison with the client to prepare and submit the strategic planning application at Gateford North. We were engaged in all aspects of the project from the inception of the scheme, through feasibility testing of various development options to conclusion of the final fixed design, resulting in the submission of the outline planning application.
We were an integral part of the post submission process, engaging positively with Bassetlaw District Council in post submission matters including the successful resolution of the Section 106 Agreement which secured a viable scheme whilst also providing contributions of circa £3million and the provision of land to the Council for construction of the 1FE School.
Principle of development was agreed with the Local Planning Authority, but there were political challenges in respect of the adoption of the Site Allocations Development Plan Document, which formally supported the allocation of the site. There were significant pressures from competing sites and the planning process needed to be carefully managed to ensure the continued support of the Local Planning Authority, whilst not compromising the timing of a successful application.
The aspireDM approach demonstrates how working with a Local Planning Authority in a collaborative way can achieve maximum return on development. The original proposals for 630 units in the Bassetlaw Local Plan were exceeded with the eventual planning permission achieving an enhanced figure of up to 750 homes.
