Designed by leading UK-based architects, Building Design Partnership and positioned as a major new shopping experience, Chapelfield features a three-floor flagship House of Fraser department store, eighty retail units and seventeen food and beverage outlets.

A high quality residential wrap to the retail elements make this was a true mixed use, multi-sector development.

Acting as both Development and Project Managers, the aspireDM team were integral to the success of this award winning Lendlease development. We led the establishment of the overall retail vision, coordinated and produced the development and design briefs in full consultation with local authorities and were the key interface with the leasing teams and tenants.

We conducted thorough market research in formulating the briefing documents to support the viability of the proposed development and management of interfaces between the public and the site in this very busy, town-centre location. The completed scheme was delivered on time, to budget and with sector leading quality.

With the scale of the development, there were significant retailer interface challenges with the control and coordination of various construction and fit out contractors within the overall development vision being of paramount importance. Following on from this, it was imperative that aspireDM exercised strong design control, ensuring that the client vision was protected and the retailers fitout fell in-line with this vision.

At a practical level, the vehicular access strategy played a vital part in the success of this development; bringing deliveries safely into a new service yard and providing patrons with clear routes to 1,000 car park spaces off an already congested ring-road was a considerable challenge to overcome.

The ability of the aspireDM team to maintain a strategic vision on this multi-sector development in a town centre location was critical to achieving success. It is easy to be drawn into the detail on scheme this size but the real key on meeting the development objectives was our skill in focussing on the critical issues and driving delivery.

The development achieved a Gold Award from the British Council of Shopping Centres for Best in-Town Retail Scheme.
