aspireDM acted as strategic advisor to Cloud Wing for an assembly of land interests located immediately to the south of Bedford, part of which also sit on brownfield land associated with the former brickworks at Stewartby. These interests, totalling c.540 acres have formed the basis for a live planning application lodged with Bedford Borough Council and form part of a strategic allocation in the authority’s emerging local plan.

The live application proposes over 8.4 million square feet of commercial accommodation, including B1, B2, and B8 uses, benefitting from its central location within the English road network and excellent transport links in the form of immediate access to the A421 and its own on site railway station in Kempston Hardwick. The proposed scheme also sought to meet key ecology and sustainability initiatives, including allowances for biodiversity net gain and tree cover.

Working with National Highways to agree junction capacity upgrades at two key network junctions to enable a highways solution for development traffic;
Stakeholder and community engagement, along with fielding media and PR queries;
Leading negotiation with Network Rail on future crossing and shared value arrangements, along with engagement on East-West Rail proposals;
