Brought to market by Actis, the leading emerging market investor responsible for the Junction Mall and Nairobi Business Park, Garden City was brought to the region to deliver a $540m flagship development comprising one of the largest retail malls in Africa, constructed to international retail standards.
aspireDM was appointed by Actis in 2011 shortly after land acquisition to assume singular responsibility for the project, acting as Development Director for delivery in line with the investment appraisal.
Our role involved interpretation of local research and the production of clear and concise briefs for the designers. We interrogated the inputs to the commercial model and led the process of aligning the emerging design with local retailer demand to ensure that costs and values were understood and that the scheme was financially viable.
aspireDM appointed an international design team to work with local architects to ensure that the project benefitted from both vision and the best in class design innovation.
Opened in September 2014, Garden City offers over 500,000 sq ft of retail space, 400 high end residential units, 600,000 sq ft of offices space and a central park with a dedicated events stage. Open to all, Garden City is an exemplar mixed use, greenfield development sited on 32 acres and located 10 minutes drive from Nairobi Central Business District.
Garden City will also provide Africa’s largest solar covered car park canopy producing approximately 1,246,000 kWh per year. This will reduce CO2 emissions by an estimated 492 tonnes per year and drastically reducing the service charge and occupancy costs for Garden City retail tenants.
One of the key facets of the scheme has been its sustainability. Indeed, we have recently been awarded the LEED Gold Award pre-certification making it the first certification for any project in Kenya.
