2012 was the year that the regeneration of Bracknell town centre began to take shape via the Bracknell Regeneration Limited Partnership.
Bracknell welcomed a new, signature, sustainable Waitrose food store, a showcase development for the premium retailer in the home of their head office which formed the gateway to the North of the town centre. The new 50,000 sqft store with 250 car parking spaces was designed by Building Design Partnership and achieved a BREEAM Excellent rating.
aspireDM was appointed by Stanhope on behalf of BRLP provide full Development Project Management and Employers Representative services on the first phase of the regeneration of Bracknell Town Centre. Our strategic role included successfully leading the design team through the full design and planning application and reserved matters process, negotiating and finalising the Agreement to Lease with Waitrose on behalf of our client; aspireDM then oversaw the construction phase, including close control of a detailed change management process.
Our proven ability to establish open and frank relationships was demonstrated in the collaborative approach evident between the client, local authority, tenant and the design and construction teams.
aspireDM managed the full development through to conclusion with the Final Account agreed immediately after practical completion. The Bracknell Waitrose was completed on time and to budget in less than 12 months from the original instruction, to enable the store to open for Christmas trading in 2012.
