The scheme will eventually deliver 470 new homes for London, ranging from affordable and social rent properties to high-end apartments. It was originally to be delivered under English Partnerships London-Wide Initiative, all with stunning views across the capital.
All apartments are designed to code 3 sustainable criteria, providing a total of over 38,000 sq m of development, with a new public square, cafes and a stunning new home for Southwark Playhouse. Positioned in the heart of the Elephant & Castle regeneration area, the 200-seat auditorium and a dedicated education space will allow the playhouse to continue its commitment to teaching and drama in the local area.
aspireDM were appointed to lead the design team through a period of concept re-alignment to ensure viability of the commercial appraisal, involving a First Base mixed tenure approach. aspireDM also led the development project management discipline and finally the procurement of a lump sum price for the project, adopting a 2 stage tender approach, following a successful re-negotiation of the planning consent and section 106 signed in September 2008.
Prior to the appointment of aspireDM, the First Base development team and design team were finding it challenging to align planning aspirations, viability, development criteria and meet programme expectations. aspireDM took the project on and lead it through challenging negotiations towards a scheme that will deliver 470 new homes over 44 levels.
aspireDM added value to this project by successfully managing an award-winning architect to deliver an iconic design that balanced a high quality concept with viable costs. aspireDM then achieved a successful planning consent for the iconic building, which gained full buy-in from the council and all key stake holders.
The project formed part of the London Wide Initiative, to provide much needed homes for Key Workers in London. It will provide for high quality apartments with stunning views from the Elephant and Castle tall buildings cluster.
